Nestled in the heart of Central Maine, we are hard at work building the town of Lincoln’s most innovative affordable housing development: Maplewood Village.
The Maplewood Village development seeks to combat a severe and ongoing issue which looms large across the country: a lack of affordable housing. Our company is dedicated to innovation; we’re always looking for ways to improve our services and better provide for the community where we live and operate. So, when we recognized the need for quality, affordable housing, we recognized we had the right team in place to fill that need.
What is Maplewood Village?
The Maplewood Village development will feature over 20 stick-built homes, constructed by qualified, professional contractors with decades of experience. Each home will be available for purchase or rent, which offers better accommodation for those interested in living there, no matter their economic status.
However, the lot upon which the home is built is not available for purchase. This eases the stinging obligation of property taxes and other such responsibilities that come with property ownership. Instead, both homeowners and renters at Maplewood Village will pay a recurring lot rental fee.
This fee covers a host of utilities and amenities, including town water and sewer, lawn mowing, snow plowing, trash removal, unlimited use of playgrounds and walking trails, and limited use of the on-site community center.
Tenants and owners will also be responsible to pay for their own electricity and propane gas for heating. However, we strive to construct these homes using modern materials and methods, ensuring the structures are incredibly efficient. Plus, as the Town of Lincoln continues to grow its infrastructure, natural gas will soon be available at Maplewood Village, offering an even more economical and efficient heating fuel option in the near future.
High-quality, Affordable Housing
These aren’t mobile or manufactured homes – but stick-built structures using 2”x6” framing studs and cutting-edge wood fiber insulation. These buildings are made to be efficient, designed to last a lifetime, and priced so as not to break the bank.
These aren’t condominiums – but rather individual dwellings separate from their neighbors, offering both a sense of independence and privacy, as well as a sense of hospitality and community, much like a friendly, suburban cul-de-sac.
A range of options to suit any need
The homes will be available with four different floor plans, meaning you’ll be able to find the model which best suits your needs:
- Model A: 18’x16’ with 2 bedrooms & 1 bathroom and a 14’x24’ attached car port
- Model B: 24’x40’ with 2 bedrooms & 1 bathroom and a 14’x23’-10” attached car port
- Model C: 28’x56’ with 3 bedrooms & 1.5 bathrooms and a 14’x24’ attached car port
- Model D: 60’x28’ with 3+ bedrooms & 2 bathrooms and a 14’-2”x24’ attached car port.
Nearly 20 years of planning and development
This project has been a dream of ours since the early 2000s when we first acquired the property, located just off Route 6 toward Lee, ME. Now, in the Fall of 2024, we are proud to see the very first home within the development occupied.
The state of the housing market has shifted considerably since we took up this project, and a severe lack of affordable housing looms large throughout the country. This shortage of affordable housing has its greatest impacts on rural communities, older adults, and people of lower economic means.
